- LISTEN to you carefully to determine the type of home, amenities, and the location you are seeking.
- SET UP an automated search for you that will be updated the moment a new home comes on the market that meets your criteria.
- PERSONALLY take you out to view the homes of your choice. We suggest looking at a number of homes before making a decision to buy in order to help you understand market place.
- PREVIEW homes on your behalf if you are not available and report back to you.
- DETERMINE the market value of the homes you might be considering – this is when our knowledge is invaluable. We will prepare a comparative market analysis for each selected home.
- SUCCESSFULLY negotiate your offer. This is when experience matters most. In this competitive market when there are often multiple offers, our experience, knowledge and sterling reputation with many local realtors will put your offer near or at the top of the list.
- ATTEND ALL INSPECTIONS and provide experience and knowledge when negotiating a repair request. We PERSONALLY attend all home inspections, termite inspections, meetings with tradesmen, etc. thus enabling us to realistically negotiate a repair request to get the outcome you desire. Many Realtors do not attend, or send "an assist."
- MEET THE APPRAISER: We have been meeting the appraiser on every transaction for over 25 years, whether we represent the buyer or the seller. This has enabled us to understand the appraisal process, therefore making us experts in evaluating property. We provide him/her with the best comparables that justify the sales price. Most Realtors do not meet the appraiser.
- COMMUNICATE to the lender, escrow officer, and the other agent on a regular basis and report back to you often. We stay on top of all the timelines to assure all contractual obligations are met on time.
- ATTEND the final walk through to ascertain that all the agreed upon repairs have been completed to your satisfaction.
- PROVIDE you with a list of all utility companies.
- UPON POSSESSION we meet with you at the home and do another walk through to make sure all is satisfactory.
- STAY in communication with you during the move in process.
- WE ARE THE QUARTERBACKS throughout the entire transaction – from start to finish.
